The Portland-area housing market cooled off in the latter months of 2017.

Sales in December were down 10.3 percent compared with the year prior, according to the Regional Multiple Listing Service, and homes spent nearly a week longer on the market on average than a year before.

That’s at least in part because the selection of homes for sale remains thin. Houses continue to sell at about the same rate they’re listed.

Using data from the Regional Multiple Listing Service, we compared how many homes were on the market at the end of December with the number sold during the three months prior to determine the 15 most in-demand neighborhoods this winter.

The fourth quarter brought continued strong activity in Portland’s suburbs, where there’s far more demand than inventory. Home loan rates are highest in 4 years.

No. 1: South Beaverton

 

There were 114 sales in the 97008 ZIP code. Homes spent an average of 29 days on the market and the median sale price was $365,512. There were nine homes on the market at the end of December.

No. 2: South Aloha

There were 62 sales in the 97078 ZIP code. Homes spent an average of 38 days on the market and the median sale price was $496,750. There were nine homes on the market at the end of December.

No. 3: Vancouver Lake, Vancouver

 

There were 50 sales in the 98660 ZIP code. Homes spent an average of 46 days on the market and the median sales price was $245,500. There were six homes on the market at the end of December.

No. 4: Tualatin

There were 90 sales in the 97062 ZIP code. Homes spent an average of 36 days on the market and the median sales price was $436,500. There were 12 homes on the market at the end of December.

No. 5: Central Beaverton

There were 73 sales in the 97005 ZIP code. Homes spent an average of 28 days on the market and the median sales price was $345,500. There were 10 homes on the market at the end of December.

No. 6: Central Gresham

 

There were 116 sales in the 97030 ZIP code. Homes spent an average of 34 days on the market and the median sales price was $298,700. There were 17 homes on the market at the end of December.

No. 7: Elmonica/Amberglen

There were 184 sales in the 97006 ZIP code. Homes spent an average of 28 days on the market and the median sales price was $331,950. There were 27 homes on the market at the end of December.

No. 8: Hazel Dell, Vancouver

There were 139 sales in the 98665 ZIP code. Homes spent an average of 30 days on the market and the median sales price was $295,000. There were 21 homes on the market at the end of December.

No. 9: Cooper Mountain/South Aloha

There were 238 sales in the 97007 ZIP code. Homes spent an average of 31 days on the market and the median sales price was $376,250. There were 38 homes on the market at the end of December.

No. 10: North Aloha

 

There were 112 sales in the 97003 ZIP code. Homes spent an average of 22 days on the market and the median sales price was $334,450. There were 19 homes on the market at the end of December.

No. 14: North Hillsboro

There were 142 sales in the 97124 ZIP code. Homes spent an average of 29 days on the market and the median sales price was $370,000. There were 28 homes on the market at the end of December.
